RICS description: …previously known as an ‘RICS Building Survey’. It provides you with an extensive, in-depth analysis of the property’s condition and includes advice on defects, repairs and maintenance options. Choose it if you’re dealing with a large, older or run-down property, a building that is unusual or altered, or if you’re planning major works.

Overview

A Level 3 Home Survey is the ideal survey type when:

— The property is older, listed, has been significantly altered or extended or is of non-traditional construction

— You intend major structural changes and/or extensive refurbishment

— You suspect there are significant defects

— You want a comprehensive understanding of the property’s condition and construction, even if no major works are planned.

It includes:

— A thorough visual inspection and description of building and grounds, including including sub-floor areas (where possible) and concealed areas or secured panels normally used by occupiers

— Detailed analysis of the property’s construction and materials

— A ‘traffic light’ condition rating system to highlight issues and prioritise urgent and medium-term repairs

— Advice on the likely cause(s) of significant visual defects and likely consequence(s) if they are not repaired

— Assessment potential hidden defects and any likely significance

— Advice on ongoing maintenance and potential future risks
